We Buy Nationwide

Our focus is the Southeast, but we evaluate land in all 50 states. If your parcel is outside our primary states, submit it and we'll take a look. We're especially interested in parcels with road frontage, utility access, and a clear path to practical use.

We typically avoid raw desert scrub land, but most other land types are worth a conversation.

What We Look For

Size

Sweet spot is 1.5 to 20 acres. We'll go up to 100 acres if local subdividing regulations are favorable.

Access

We require legal road access to close. We may offer while we verify access during due diligence.

Zoning

We look for parcels with a clear path to practical use — often residential zoning signals.

Utilities

Strong preference for road frontage and utilities at the road, but we evaluate other situations.

Terrain

We want at least 30% of the lot to be under 10% slope on mountain parcels. Floodplain is okay if less than 50% of the lot.

Condition

Truly unimproved land is our preference. We like deals where value can still be created.
