Your APN is your Assessor Parcel Number or Parcel ID. It's on your property tax bill or your county's GIS website. If you don't have it, submit without it and we'll follow up to collect it.

Once we have your APN, county, and state, we deliver a written offer by email or text within 24 business hours. The offer is real — not a range, not a placeholder.
We evaluate comparable land sales and adjust for access, slope, floodplain, zoning signals, and market demand. We buy at a discount because we take on risk and closing work. Some properties can be closer to retail depending on highest and best use.

You review the offer on your own time. There's no pressure to accept and no obligation. If you have questions, we're available by phone or text.
If the offer doesn't work for you, that's okay. We'd rather be honest about what the land is worth to us than waste your time.
Due Diligence Period: 7 to 10 Days
All offers include a short due diligence period — typically 7 to 10 days — where we verify land details before closing.
During due diligence we check: zoning signals, land features, access, slope, wetlands, floodplain, taxes, and other relevant data. We require legal access to close. If we can't verify it, we'll pass. If we pass for any reason, we'll share a short report explaining what we found and why.
Close Through a Licensed Title Company
We close through a licensed title company or closing attorney. Most deals close in 3 to 4 weeks after due diligence.
We pay the closing costs. Transfer taxes and unusual municipal rules can vary by location. In attorney states, the seller may be required to hire their own attorney — the seller pays their attorney's fees.
