We're direct buyers, not real estate agents. We focus on raw, unimproved acreage where there's a clear path to practical use — often residential zoning — and where the land is truly vacant. Our typical buy price range is $20,000 to $200,000, with outliers evaluated case by case.
Great Fit
- Vacant, unimproved land — no structures, no improvements
- 1.5 to 20 acres (sweet spot)
- Road frontage with utilities at or near the road
- Residential zoning or clear path to residential use
- Raw, vacant acreage in the Southeast (TN, NC, SC, GA, FL)
- Timber and recreational land
- Parcels where septic/perc work has NOT been done yet
- Inherited land, back taxes, or multiple owners — we can work through it
- Up to 100 acres if local subdividing regulations are favorable
Case by Case
These situations don't automatically disqualify a property. Submit it and we'll take a look.
- Infill lots in established neighborhoods
- HOA lots — depends on restrictions and fees
- Floodplain/wetlands — okay if less than 50% of the property is affected
- Steep mountain parcels — we want at least 30% of the lot under 10% slope
- Parcels where legal access needs to be verified (we may offer while we verify)
- Vacant agricultural land
- Parcels where perc has already been done (may still work if there's seller distress)
- Parcels under 0.5 acres — rarely, but possible in the right market
- Parcels outside our focus states — we still evaluate nationwide
Not Usually a Fit
We'll pass on these in most cases, but if you're unsure, submit it anyway and we'll let you know.
- Raw desert scrub land
- Parcels with no legal access and no realistic path to establishing it
- Land with more than 50% floodplain or wetlands
- Parcels with structures or significant improvements (we focus on unimproved land)
- Commercial or industrial zoning (not our focus)
How We Price Our Offers
We evaluate comparable land sales and adjust for factors like access, slope, floodplain, zoning signals, and market demand. We buy at a discount because we take on risk and closing work. Some properties can be closer to retail depending on highest and best use.
Our typical buy price range is $20,000 to $200,000. We can deploy up to $1M total for land purchases, so larger parcels are welcome.
